Bay Breeze Resort Guest Information

Deposit & Cancellation Policies

One-night stays require payment in full at time of booking. Reservations of two-nights or more require a 50% deposit at time of booking. Cancellations received 14 or more days prior to your arrival date will be refunded in full, less a $25 administrative fee. If less than 14 days advanced notice is given for your cancellation, your deposit is non-refundable. Non-refundable means payment is withheld, even if plans change or unexpected circumstances arise. No refunds on early departures.

Please understand, when we hold a room for you, in most cases our small business is turning away other customers. Non-refundable deposits may not be transferred to gift certificates. If you’re looking for more flexibility, we suggest waiting until your desired dates get closer to see what is available, rather than reserving your room in advance.

Cancellation Policy For Reservations Booked on THIRD PARTY Websites

If you chose to make your reservation through an online travel agency (Booking.com, Expedia, etc.) you are responsible for the policies you agreed to through those websites.

Group Cancellation Policy (3 or more rooms)

Multiple cancellations over the same dates puts a hardship on our small business. In most cases, we have turned away other customers while holding the room for you. We would appreciate as much advanced notice of group cancellations as possible, at least 28 days prior to check-in is preferred. We appreciate your understanding.

Office Hours

Our front desk opens daily at 8:30am, May-October.

Check-In Time: 3:00pm-8:00pm

We cannot guarantee early check-ins. Please give us a call on your drive up and we’re happy to keep you posted on the status of your room. Late check-ins are available upon request. If you will be arriving after 8:00pm, please call in advance to make arrangements with the office.

Check-Out Time: 10:30am or Before

If you depart before the office opens, please leave your keys in the key box outside the office door — this lets us know you’ve left and we can start preparing your room for the next guest.

Special Requests

Although we strive to fulfill guest requests concerning location, room layout or proximity of accommodations, we are unable to guarantee such requests. Please call us with special requests when you make your reservation. At check-in every effort will be made to honor you request based on resort occupancy.

No Elevator

We offer rooms on the first and second floor. Rooms on the second floor are accessible by stairs only. We do not have an elevator. If you have a floor request, please call us to make your reservation and we will do our very best to accommodate you.

No Smoking | Designated Smoking Area

For the comfort and safety of all our guests, our rooms, suites, balconies, patios, beach and common areas are non-smoking. Smoking is only permitted at the designated picnic table in our back parking lot (see photos below), ashtrays provided.

Daily Housekeeping By Request

Daily housekeeping is available by request. Please let the front desk know if you’d like daily housekeeping. We will make accommodation for fresh bath towels daily, along with anything else you may need replenished.

Extra Room Items

If extra room items are needed (pillows, linens, hair dryer, etc.) please contact the front desk during office hours. Outside of office hours, please contact our After Hours Answering Service number listed in the 3-ring information binder in your guest room.

Cleaning & Disinfecting

Our cleaning and disinfecting protocols pay particular attention to high-touch items. Public spaces and communal areas will be cleaned and disinfected throughout the day with an emphasis on hard surfaces.

No Pets

No pets or emotional support animals are allowed. A cleaning fee will be imposed if there is an occurrence. You will also be asked to leave with no refund for the unused portion of your reservation. We gladly accept service animals that are specifically trained to aid a disabled person.

Outdoor Heated Pool and Whirlpool

Our outdoor heated pool and whirlpool are open seasonally, Friday, May 16-Sunday, September 21, 2025, 9:00am-9:30pm, weather permitting. Pool towels are provided. The pool and whirlpool are closed beginning Monday, September 22, 2025.

Private Beach (no smoking)

We invite our guests to use our small private beach across the street. We do not own the homes on either side of the beach, so we ask that you respect our neighbors and their property. There is no smoking permitted on our beach.

No Grilling or Campfires

No grilling or campfires are permitted on our grounds or beach.

Free Parking | Expanded Parking Lot

We offer free onsite parking for all guests. Traveling with your boat, kayak or small watercraft? Our expanded parking lot is perfect for parking large vehicles and trailers.

Room Rate and Occupancy

Rates are based on double occupancy (two people). Up to two additional adults or children (three years and older) are charged $10 per night per person when using existing beds. There is no capacity for extra beds or cots in our rooms. Children two and younger stay for free. Rates are based on availability and subject to change.

Taxes

Prices are subject to all applicable taxes at time of check in.

Online Travel Agencies

If you choose to make your reservation through an online travel agency (Booking.com, Expedia, etc.) you are responsible for the rates and policies you agreed to through those websites.

“No Show” Reservations

A confirmed reservation is a two-way commitment. We commit to holding that particular room for your desired dates, therefore not selling it to someone else. You commit to staying in that room for the dates we’re holding it for you. No shows are financially responsible for the entire cost of their reservation. No show reservations will be held until 8:30am the day following their scheduled day of arrival.

Early Departures

You will be charged for the full number of nights you have reserved, even if you decide to leave early for any reason. If you’re looking for more flexibility, we’d suggest waiting until your desired dates get closer to see what is available, rather than reserving your room in advance. Unfortunately, we cannot provide refunds due to weather.

Lost & Found

Lost and found items are held for 30 days and then donated to a local charity. Please call us if you’d like your item(s) returned. We ask that you pay shipping costs.

Baby Equipment

We do not supply baby equipment. We recommend our local BabyQuip.

Internet

Free high-speed wireless internet property-wide.

Electric Vehicle Charging Stations

Our guests are invited to use our three complimentary Tesla electric vehicle charging stations. Please let the office know if you plan to use the charging stations. Our charging stations are not open to the public.

Storage Shed | Bicycle Rack

We invite our guests to use our storage shed for their bikes, kayaks and sporting goods. The shed is located in the back of our parking lot and remains unlocked at all times. Please bring a lock to secure your bicycle to the bike rack inside the shed. Bicycles are not permitted on our balconies, patios, railings or inside guest rooms.

Minimum Stay Requirements

There is a minimum stay requirement for most days. There is limited availability for one-night stays. One-night stays require payment in full and are non-refundable.
